With a fixed rate return, lenders are isolated from any mistakes we make or surprises that come up post property purchase. But, so you know we'll always have the funds to pay you back, this is how we all get protected.
Lien positions are paid out first
When the property is sold, all lien holders are legally required to be paid before any investors. Thus ensuring investors get paid out by non-biased 3rd parties.
Lenders are named on title
Investors are put on title, just like any other lender like the bank would be. You’ll be a lien holder on the property, legally protecting your position.
We have always paid our lenders back
Even when we’ve lost money on a property ourselves, we have still always paid our lenders back 100% of the time and will continue to do so.
We know our investment numbers pre purchase
Real estate investing is one of the few investment formats where you can know your investment cost, the additional investment it will need, and what you can sell it for. Simply add in a safety buffer and you’ve got a sure fire win.
We only buy the top 1% of below market deals
We analyze around 240 below market deals every month and only purchase around 2-3 of those. Meaning we only buy the top 1% of the very best deals, or the deals we know we will win.
We buy, flip, and sell before a market can shift
Real estate markets shift slowly. So even in an unsure market it’s easy to spot approaching downturns, giving us plenty of time to sell the property and shift strategies. Stock investors aren’t so lucky as they can plummet over night.

We get to know each other
We like to know who we’re working with. We’ll give you a call, get to know your goals and give you an idea of who we are as well.
We email an opportunity
We acquire a property and send out an offer to our private money lenders for a fixed 10% return on all capital lenders allow us to borrow.
You wire the funds
We’ll send you a contract, you’ll wire money and be named as a lienholder on the property title.
Property is improved
We get the property ready for a tenant, get a tenant in place and property management. Then we prep it for sale to an investor. This usually takes 1-3 months.
Property is sold, you get paid
As soon as the property is sold and closed, you’ll get your principal and interest back from the entire investment period.
